Role: Project Manager - HVAC
Location: Colorado Springs, CO
Duration: 4 Months

The job of heating/ventilation/air conditioning (HVAC) technical project manager was established for the
purpose of providing HVAC services with specific responsibility for identifying repair and replacement
needs, including system installation, system repair, system maintenance, AND repairing, maintaining, and
upgrading HVAC systems and equipment; and managing HVAC-related projects.

Essential functions

Coordinates with employer facility technician and other trades to complete projects and work
orders efficiently. Diagnoses causes of problems and failures in heating/air conditioning systems to identify
equipment and systems repair and replacement needs. Fabricates equipment parts to meet specialty needs and replace unavailable parts. Informs personnel regarding procedures and status of work orders to provide information for
making decisions and, taking appropriate action and complying with building and safety
regulations.

Integrate current HVAC components into the to-be-determined Building Automation System.
Inspects Building Automation System and HVAC systems and their components (e.g., heating
units, building exhaust fans, ventilation units, etc.) to evaluate condition, identifying necessary
repairs, and recommending preventive maintenance. Installs heating and air conditioning equipment and systems to provide enhanced and upgrade capabilities.

Participates in meetings, workshops, training, and seminars, as assigned to convey and gather
information required to perform job functions. Performs routine and preventive maintenance as needed for ensuring the ongoing functioning of HVAC systems. Prepares written materials (e.g., repair status, activity logs, etc.) to document activities and conveying information.
Review, formalize, and approve documentation for the successful tracking of projects including
submittals, schedules, schedule of values, billings, requests for information, and requests for
change orders, change orders, project start-up, and closeout.

Manage work sequences, long lead procurements, and project schedules. Scope subcontractors and vendors and issue purchase orders as needed. Resolves all technical issues. Provides their tools or comes to an amicable agreement with the Employer for the provision of repairs heating and air conditioning equipment.systems and components (e.g., pumps, motors, air handlers, fan coils, piping, etc.) to ensure a comfortable work environment.
Requests equipment and supplies to maintain inventory and ensure availability of items required
to complete the necessary installation and repair.

Use of personal vehicle may, at times, be required. Proof of vehicle insurance is required.
Meetings may be attended while on duty, and when the employer is attending the meeting, the
contractor may ride with the employee, however, at no times will the contractor be permitted to
drive an employer vehicle. Mileage will not be reimbursed.

Required Skills
Skills are required to perform single, technical tasks with a need to adapt to changing job conditions.
Specific skill-based competencies required to satisfactorily perform the functions of the job include;
operating equipment used in the installation, repair, and maintenance on HVAC equipment; planning and
managing projects; preparing and maintaining accurate records; and handling hazardous materials.
Knowledge
Knowledge to adequately perform algebra and geometry; review and interpret highly technical
information, write technical materials, and speak persuasively to implement desired actions; and solve
practical problems. Specific knowledge-based competencies required to satisfactorily perform the
functions of the job include: indoor air monitoring equipment and interpret resulting data; standards for
design and construction; air conditioning and heating codes; hazards and safety precautions; and
refrigerant handling and disposal.

Ability to schedule activities and meetings; gather, collate, and classify data; and use job-related
equipment. Flexibility is required to work with others in a variety of circumstances; work with data
utilizing defined but different processes, and operate equipment using a variety of standardized methods.
Ability is also required to work with a wide diversity of individuals; work with similar types of data, and
utilize a variety of types of job-related equipment. Problem-solving is required to identify issues and
create action plans. Problem-solving with data frequently requires independent interpretation of
guidelines, and problem-solving with equipment is moderate. Specific ability-based competencies required
to satisfactorily perform the functions or the job include; adapting to changing work priorities;
communicating with diverse groups; meeting deadlines and schedules; working as part of a Team,
working with constant interruption; displaying mechanical aptitude and complying with OSHA.

Responsibilities Include: working under limited supervision using standardized practices and methods;
providing information and advising others; and operating within a defined budget. Utilization of resources
from other work units may be required to perform the job's functions.

Working Environment
The usual and customary methods of performing the job's functions require the following physical
demand: occasional lifting, carrying, pushing, and pulling; some climbing and balancing; frequent
stooping, kneeling, crouching, and crawling and finger dexterity. Generally, the job requires 10% sitting,
60% walking, and 30% standing. The job is performed under temperature extremes and in a generally
hazard-free environment.

Physical Demands
While performing the duties of this job, the employee is regularly required to stand, walk, use hands to
finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and
talk or hear. The employee frequently is required to sit. The employee must regularly lift and move up to
25 pounds, frequently lift and move up to 50 pounds, and occasionally lift and move more than 100
pounds with a dolly, pallet jack, etc.
