Job Objectives: Assist in all aspects of maintaining the physical condition of the Community.
Supervises: No direct reports. Compensation: Non-exempt. Position eligible for pre-approved overtime. Reports to: Community Manager/Maintenance Supervisor Essential Job Functions: „« Perform maintenance work for make-ready units as directed. „« Install major appliances. „« Perform service requests and repairs as directed. „« Clean and inspect all common areas and building systems. (Report deficiencies to supervisor.) „« Adhere to the company's safety programs. „« All other tasks as assigned by your supervisor. „« Some evening work until 7:30 pm is required. Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. Attend BRE training classes as scheduled. Position requires the ability to serve on-call, as scheduled or as necessary. Work schedules are subject to change. Skills / Requirements
Education: High School diploma.
Experience: Previous experience in property management maintenance or in another maintenance capacity. Skills: Must be able to diagnose problems with and repair the following: „« Hands-on working knowledge of apartment maintenance „« Major appliances „« Basic plumbing „« Basic electrical (when state license is not required) „« Sheetrock „« General carpentry „« Pool care „« Gutters „« Wallpaper/painting „« HVAC „« All roofing work will be completed by licensed, insured contractors „« Ability to read and write English; speak English and understand spoken English „« Strong customer service orientation Licenses: „« Driver's license and valid automobile insurance „« Pest control „« EPA certification for freon recycling „« Other licenses and certifications as required by state law Equipment: Position requires individuals to furnish their own vehicle and/or operate a vehicle provided by the community; individuals must be able to safely use general maintenance equipment including, but not limited to: hand tools, ladders, freon recovery units, landscaping equipment and required safety equipment.
